How quickly can you estimate a home before I make an offer?

Usually within 48 hours of walking the house. You’ll get a written range for the work you’re considering, so you can offer with confidence.

Can renovation costs be included in my mortgage?

Some loan programs, such as FHA 203(k) and Fannie Mae HomeStyle, let buyers finance renovations together with the purchase. Your lender decides what qualifies; we provide the contractor bids and paperwork lenders typically ask for.

Which updates are worth making before I sell?

Usually the simple ones: paint, lighting, flooring, curb appeal and small kitchen and bath updates. Our agents compare recent sales near you, so we only recommend work buyers are likely to pay for.

Can work start right after closing?

Yes. If we’ve estimated the home before your offer, we can plan the project during escrow and have the crew ready for closing week.

What if I’m not ready to renovate yet?

That’s fine. Many buyers keep our estimate for later, or phase the work over a few years. We’ll help you decide what to do first.
